Clifton OverviewAgricultural Planning for the Clifton District Federation of AgricultureOverview of the Clifton District policies and zonesThere are a number of regulations already in place that govern how land is developed or used. For example:
The majority of these standards are in place to ensure a new home owner has a safe and healthy property. Today, for example, the Provincial Manure Management Guidelines of 2006 sets minimum standards that separate a new manure storage facility from an existing house. The guide also has separation standards, from an existing house, for the application of manure on fields. However the guide does not protect the farm operation from encroachment of new, non-farm development into these setbacks. One of the key objectives of the Clifton planning exercise is to ensure the separation standards are applied evenly to protect both the farm and residences. What area is included in the Plan? The plan is intended to apply to the portion of the Clifton Federation of Agriculture that is not already zoned. As shown on the attached maps, the new plan policies will apply to the community, starting at McNutts Brook at Lower Truro through to the Gosse Bridge. Clifton Plan to be part of the existing Central Colchester PlanWe have kept the plan for Clifton as simple as possible and have therefore added a few relevant sections to the existing Central Colchester Plan. What Zones will Apply to Clifton District? There are three zones that will apply to Clifton District; the Environmental (E-1) Zone, The Rural General (RG) Zone and the Agriculture (AG) Zone. |
