Clifton Rural General (RG) Zone

The Rural General RG Zone is the base zone of the Rural Area of the Central Colchester Plan.  The RG Zone is currently applied in North River, parts of Onslow and Lower Truro.

A wide variety development is permitted in the RG Zone from agricultural activities,  new homes and subdivisions to commercial, provided it is at a scale that is in keeping with the community.  In Clifton District, it will apply to portions of the planned area that is not used for agricultural purposes.

Rural General Zone (RG Zone)

  • Base zone for the rural areas in the Central Colchester Plan and Land Use Bylaw.
  • Permits most land uses traditionally found in rural Colchester.  New houses and businesses as well as a residential subdivision are permitted in the RG Zone.
  • Main objective of zone is to direct higher density residential and service dependant commercial/ industrial to communities with appropriate servicing and/ or industrial parks.
  • The RG Zone would be applied to the non-agricultural portions of Clifton District.
  • Standards have been created that keep new residential development away from fields and farm structures.  The Zone would require a 60 metre setback of a new residence from a field so the new house does not impact the field application of manure.  The 60m setback is based on the separation distance for manure application found in the NS Dept of Agriculture guidelines.
  • There is also a 300m setback requirement for new structures from existing farm structures used for animal production and manure storage.  This standard goes beyond the 100m provincial guideline to give enough space for existing farm compounds to upgrade and change.  Remember these are large buildings and need lots of room to be properly sited.  Should a new farm structure be built it will have to meet the 100 m setback found in the Provincial guidelines.
